Fortis AquaCoat™ is a low-odour water-based epoxy floor coating for garages, workshops, commercial floors and occupied internal environments. Easy to apply and self-priming on properly prepared concrete, it provides a durable finish for pedestrian and light to medium vehicle traffic.

Fortis AquaCoat™ is a high-solids, two-component water-based epoxy coating developed for concrete floors where ultra-low VOC, low odour and straightforward application are important.
Its water-based formulation makes AquaCoat™ particularly suitable for internal and occupied environments including schools, healthcare facilities, offices, food service areas, carparks and commercial buildings where solvent odours need to be minimised.
AquaCoat™ can function as both the priming coat and finish coat on properly prepared concrete. The first coat may be diluted with water where specified to assist penetration and adhesion, eliminating the need for a separate primer in many applications.
Excellent adhesion and the ability to coat suitably prepared damp concrete provide additional flexibility where substrate conditions make conventional solvent-based systems less practical. Where rising damp, hydrostatic pressure or significant moisture transmission is present, an appropriate HydroFort™ vapour barrier should be used.
AquaCoat™ is designed for pedestrian and light to medium vehicle traffic. For more demanding industrial floors, greater film build or self-levelling applications, consider Fortis Coat 823 HS or Fortis Coat 824 SL.
Two-Component Water-based Epoxy
Typical Applications
AquaCoat™ is suitable for garages, workshops, carparks, offices, schools, healthcare facilities, food service areas and light to medium-duty commercial floors. Its low-odour water-based formulation makes it particularly suitable for internal and occupied environments.
Application
Concrete must be clean, sound and mechanically prepared before coating. Diamond grinding is recommended to remove laitance, contamination and weak surface material while providing a suitable profile for adhesion.
AquaCoat™ can be used as its own priming coat. Where specified, dilute the first coat with 10–15% water to assist penetration into properly prepared concrete. Apply subsequent coats undiluted at the recommended coverage rate.
Apply evenly by roller, maintaining a consistent wet edge and avoiding excessive film build or pooling.
Apply 2–3 coats as required. Typical coverage is approximately 5–7 m²/L per coat with a recoat interval of 8–24 hours.
Allow approximately 24 hours before foot traffic and 7 days for final cure under suitable conditions. Refer to the current AquaCoat™ Technical Data Sheet for complete mixing, application and curing requirements.
For areas requiring additional surface grip, Fortis Non-Slip Additive can be incorporated into AquaCoat™ to create a more textured, slip-resistant floor finish. Select the addition rate according to the required surface texture and service environment.
Suitable Surfaces
AquaCoat™ is suitable for properly prepared internal concrete floors, including new and existing concrete and compatible existing coating systems.
Concrete must be clean, sound and free from dust, laitance, oil, grease, curing compounds and other contaminants that may affect adhesion. Diamond grinding is the preferred preparation method.
New concrete should normally be cured for at least 28 days before coating unless otherwise approved by Fortis technical staff.
Existing compatible coatings must be sound, clean and mechanically abraded. Test adhesion on a small area before proceeding.
AquaCoat™ can be applied to suitably prepared damp concrete. Where rising damp, hydrostatic pressure or significant moisture transmission is suspected, investigate the substrate before coating and use an appropriate HydroFort™ vapour barrier where required.
4 L and 12 L kits
AquaCoat™ is a two-component water-based epoxy floor coating providing a durable, low-odour and ultra-low VOC finish for internal concrete floors.
Not normally. AquaCoat™ can be used as its own priming coat on properly prepared concrete. The first coat may be diluted 10–15% with water where specified.
Yes. AquaCoat™ can be applied to suitably prepared damp concrete. Rising damp or significant moisture transmission requires an appropriate moisture-control system.
Yes. It is suitable for garages exposed to pedestrian and light to medium vehicle traffic.
Yes. Its ultra-low VOC, low-odour water-based formulation makes it particularly suitable for internal and occupied environments.
Typically 2–3 coats are recommended depending on the substrate and required finish.
Typical coverage is approximately 5–7 m²/L per coat.
AquaCoat™ is a low-odour water-based epoxy for light to medium-duty floors. Coat 823 HS is designed for more demanding high-build industrial flooring.
